Sealcoating restores the rich black appearance of your driveway while protecting the asphalt from damage caused by UV rays, gasoline, oil, chemical spills, moisture penetration, and Virginia's freeze-thaw cycles.

We recommend sealcoating your driveway every 2 to 3 years to maintain its condition and extend its lifespan.

Maryland Sealcoating Process
  • Step 1: Surface Preparation. We remove all dirt and debris using power blowers, scrapers, and wire brush brooms to ensure proper adhesion. If there is significant dirt, mud, or algae buildup, we recommend power washing those areas before our arrival. We also recommend treating any weeds in the driveway beforehand to help ensure a clean, properly prepared surface.
  • Step 2: Oil Spot Treatment. We prime any active oil or chemical stains using PetroSeal to help prevent bleed-through. Areas treated with primer will dry darker. Fully dried, older stains do not require treatment.
  • Step 3: Crack Filling. Larger isolated cracks from 1/8 inch to 1/2 inch wide will receive a pourable liquid crack sealer. We do not treat cracks smaller than 1/8 inch or spider-web cracking.
  • Crack sealing helps reduce water penetration, but WILL NOT MAKE CRACKS DISAPPEAR, and cracks will not be flush with the surrounding asphalt. As the material cures, evaporation may cause cracks to reopen or settle, sometimes as early as the same day.
  • Crack sealing is included at no additional cost and is not covered under warranty.
  • Step 4: Sealcoat Application. We hand-apply a Star Triton asphalt sealer using professional grade brushes to ensure an even, consistent finish.
  • Step 5: Driveway Protection. We block off the driveway with our yellow banner to allow proper curing.
What Sealcoating Does Not Fix

Sealcoating is a surface-level maintenance service and does not repair structural damage in the asphalt.

Sealcoating helps protect and preserve the surface, but it does not rebuild the pavement.

If your driveway has significant cracking or structural damage, paving may be recommended.

  • It will not eliminate existing cracks.
  • It will not level uneven areas.
  • It will not fix underlying structural issues.
Why Cracks Form in Asphalt

Cracks develop over time due to a combination of weather, traffic, and natural aging.

In Virginia, temperature changes cause asphalt to expand and contract, while moisture can seep in and weaken the surface. Heavy use, UV exposure, and the natural breakdown of the material also contribute to cracking.
