Crack sealing is one of the most effective preventative maintenance services for protecting commercial asphalt.

By sealing cracks early, you reduce water intrusion, prevent debris buildup, and slow the deterioration of your pavement.

Left untreated, cracks allow moisture to penetrate the base layer, leading to accelerated damage, potholes, and costly repairs.

Our Crack Sealing Process
  • Crack Cleaning and Preparation. All cracks are thoroughly cleaned using forced air, heat lances, wire routing wheels, and wire brushes to remove dirt, debris, and vegetation.
  • Site Clean-Up. All debris removed during the cleaning process is collected and properly disposed of, and the surrounding area is cleaned using walk-behind and backpack blowers.
  • Crack Sealing Application. Cracks ranging from approximately 1/4 inch to 1 inch in width are sealed using a hot-pour, rubberized crack sealant.
  • Material Specifications. All materials used meet or exceed AASHTO M173, ASTM D1190, and ASTM D3405.
  • Curing and Traffic Control. When necessary, the work area is temporarily blocked from traffic during application and reopened once the sealant has properly cured.
Important Notes About Crack Sealing
  • Property owners are responsible for ensuring that all areas to be serviced are clear and accessible prior to the start of work.
  • Some cracks may reopen over time and new cracks may develop due to normal pavement movement.
  • Crack sealing is a routine maintenance service and is typically recommended on a yearly basis.
