Crack Sealing
Crack Sealing

Crack sealing is a key maintenance service for preserving asphalt surfaces and preventing further deterioration.

Sealing cracks early helps reduce water intrusion, limit debris buildup, and slow the breakdown of the pavement.

In Maryland, seasonal temperature changes cause asphalt to expand and contract, allowing moisture to enter and weaken the surface over time.

Our Crack Sealing Process
  • Crack Preparation. All cracks are cleaned using forced air, heat lances, wire routing wheels, and wire brushes to remove dirt, debris, and vegetation.
  • Site Clean-Up. All debris from the cleaning process is collected and removed, and the surrounding surface is then cleared using walk-behind and backpack blowers.
  • Sealant Application. Cracks approximately 1/4 inch to 1 inch in width are filled using a hot-pour, rubberized crack sealant.
  • Material Specifications. All materials used meet or exceed AASHTO M173, ASTM D1190, and ASTM D3405.
  • Curing and Traffic Control. Work areas may be temporarily restricted during application and reopened once the sealant has properly cured.
Benefits of Crack Sealing
  • Helps prevent water from entering the base layer.
  • Reduces the risk of potholes and surface failure.
  • Slows deterioration caused by seasonal temperature changes.
  • Extends the overall life of the pavement.
  • Helps maintain a safer and more stable surface.
Important Notes About Crack Sealing
  • Property owners are responsible for ensuring that all areas to be serviced are clear and accessible prior to the start of work.
  • Some cracks may reopen over time and new cracks may develop due to expansion and contraction caused by temperature changes.
  • Crack sealing is a routine maintenance service and is typically recommended on a yearly basis.
