Sealcoating helps protect asphalt surfaces from damage caused by moisture, oil and chemical spills, UV exposure, and Maryland's seasonal weather changes.

With a mix of heat, rain, and freeze-thaw cycles throughout the year, asphalt is constantly expanding and contracting, which can lead to premature wear if not properly maintained.

Routine sealcoating helps extend the life of your pavement while maintaining a clean, well-kept appearance.

Sealcoating Process
  • Surface Preparation. All areas to be sealed are thoroughly cleaned using high-powered walk-behind and backpack blowers, power sweepers, and steel bristle brooms as needed.
  • Oil Spot Treatment. Oil and chemical stains are treated with an acrylic primer to improve adhesion and help prevent stains from coming through the new sealer.
  • Sealer Application. We apply Star Triton asphalt sealer based on the size and layout of the property. Smaller areas receive a one-coat hand application, while larger areas receive two spray-applied coats.
  • Multi-Coat Application. When two coats are applied, sufficient time is allowed for the first coat to fully dry before applying the second.
  • Curing and Site Protection. Once the application is complete, all traffic is blocked from the area for a minimum of 24 hours.
